At Millennium Real Estate Services we offer a wide array of real estate loan financing for 1-4 units, owner / non-owner occupied, refinance and purchase, as well as loans for 5 or more units.
The most common home loan financing in the USA, with loans for purchasing a home as low as 3% down. Conventional loans offer competitive rates for purchase or refinance loans.
Jumbo Loans are similar to conventional loans but have loan amounts that are larger than the maximum loan amounts offered for conventional loans. They come with different underwriting criteria and are an option for upscale properties.
FHA loans are guaranteed by the government and provided by a lender authorized the Federal Housing Administration. FHA loans often require a lower down payment and are more flexible about credit issues.
A reverse mortgage is like a conventional mortgage but in reverse. The homeowner can borrow against the equity in their home. The payments are added to the homeowners loan balance with the homeowner paying property tax, insurance, HOA dues (if applicable), and maintaining the property. The loan becomes due when homeowner no longer occupies the property. This loan is popular with retirees who want to remain in the home.
Loan products for borrowers who have equity but also some credit problems. Private / Hard Money loans can be used to purchase property or refinance property with a higher down payment and alternate income documentation. Credit criteria on these loans are much more lenient.
